Brian Watson

Partner

Brian has spent the last 15 years building, operating, and improving businesses and real estate. He grew up working in his father's moving company — an early education in what it actually takes to run a small business.

He began investing in multifamily properties in 2011, starting with small apartment buildings in the Boston area and eventually helping scale a portfolio of more than 150 units across multiple states — learning every side of the business along the way, from acquisitions and renovations to vendor management, capital projects, and day-to-day operations.

He has also opened two businesses from the ground up. In 2017, he and his siblings launched a coffee shop in the historic mining town of Silver Plume, Colorado, on the ground floor of an 1895 building. He also co-founded a coffee shop on Cape Cod. Both continue to operate today.

Professionally, Brian has managed construction, infrastructure, and large-scale operational projects across multiple industries, including data centers — work that required coordinating teams, controlling budgets, and delivering results where execution is everything.

Real estate taught him to evaluate assets and think long-term. Operating businesses taught him something equally important: great companies are built by great people, strong systems, and consistent execution. That's what draws him to business ownership.

Brian has lived in Colorado since 2007. At 29 he spent a year at a Zen meditation center and has maintained a daily practice ever since — an unusual background for an operator, but one that shapes how he leads and makes decisions.

Keriann Watson

Partner

Keriann has spent more than 15 years helping businesses grow revenue, improve profitability, and build high-performing teams across nationally recognized hospitality brands including Kimpton Hotels, YOTEL, and Trump Hotels, as well as independent hotel ownership and management companies.

At Modus Hotels in Washington, DC, she helped increase net operating income by 14% over five years and participated in strategic operating decisions, including converting 30 hotel rooms into apartments during the pandemic to improve profitability and reduce labor costs.

Today, as a Director of Sales and Solutions Consultant at Amadeus, she helps hotel ownership groups and management companies across North America make better decisions through data and business intelligence — giving her a front-row seat to what actually drives performance in successful businesses.

Outside of her corporate career, Keriann has owned investment real estate and operated a service business, experiences that made building something with Brian the obvious next step.

KB Interests is the two of us. We're married, based in Colorado, and buying one business to run for the long haul. No outside investors. No fund. No broader team behind us — just two owner-operators who know what they're looking for and are ready to move.
