We're Brian and Keriann Watson.

We're buying one well-run business — to own and operate for the long term.

About us

Brian Watson

Partner

Brian owns and operates a portfolio of multifamily real estate. He started building it in 2011 with small multi-unit properties in the Boston-metro area and by 2021 had scaled it into a portfolio of 150+ apartment units across multiple states. In 2017 he and his siblings opened a coffee shop in the historic mining town of Silver Plume, Colorado, on the ground floor of an 1895 building; it's going on nine years of operation.

Multifamily taught him to value assets at scale and to trust the data on population shifts and job migration. Investment real estate is a great way to build long-term wealth, and he expects to remain involved in it. What draws him to cash-flowing businesses is their capacity to grow dynamically and organically in ways real estate physically cannot. Brian has lived in Colorado since 2007. At 29 he spent a year at a Zen meditation center, and he's a practicing Buddhist with a daily meditation practice.

Keriann Watson

Partner

At Modus Hotels in Washington, DC, Keriann helped grow NOI 14% over five years and participated in strategic decisions like converting 30 hotel rooms into apartments during the pandemic to maximize profitability and reduce labor costs. Today she works with hotel ownership groups and management companies on the same set of questions: where to find growth, how to read the operating numbers, how to keep teams aligned, and when to make the hard calls.

Across all of that, her work has been about helping someone else build value in a business they already own. Now she wants to be on the other side of that conversation — owning a business with Brian and growing it together for the long haul. She moved to Colorado in 2023 and decided almost immediately that this was where she wanted to put down roots.

KB Interests is the two of us. We're married, based in Colorado, and buying one business to run for the long haul. No outside investors. No fund. No broader team behind us — just two owner-operators looking for the right company to put our energy into.

What we're not. We're not buying turnarounds, tech startups, licensed trades, or roll-up plays. We're buying one healthy business to run.

Our approach

Direct and honest.

Plain English. No surprises. If a deal isn't a fit, we'll tell you in the first call, not the fifth.

Owner-operators, not financial buyers.

We're buying one business to run for the long haul. We're not flipping it, rolling it up, or optimizing for an exit window.

Respect for sellers' legacies.

Most of what we'd buy was built over decades. We treat that with the seriousness it deserves.

Decisive process.

Pre-qualified. Single decision-makers. Ready to move when the right business surfaces.
